Dimensions, drawing, kitchen plans if possible, site plan including north marked, even electrical plan (where you want power points, fans, TV points, data points, metre box and whether you want bayonet, downlights or fluorescent battens. What type of Hot water system, what type of stove (gas or electric).
We arrange drafting while you arrange a local soil test
We send you the draft plans for your comment or amendment. The first set of changes are free with your purchase of drafting. Further amendments may add additional cost.
When Plumbing Design is complete, yu send with a copy of the final drawings from the draftsman to your local council for plumbing approval.
You upload the soil test as soon as it is available
When you sign off on your drafting, we send to drafting and soil test to engineer (for sub-floor, slab, bracing etc details), we send drafting and soil test to plumbing designer to design the plumbing and drainage, we send drafting to energy assessor to assess the minimum requirements for energy efficiency
When all drafting, engineering, plumbing design and energy efficiency are complete, we send to Certifier with the information you provided that forms the IDAS document.
You upload to the certifier a copy of the Home warranty Insurance and QLeave document (if applicable) and our Certifier assess all information quickly as it is in a familiar format, and he prioritises your work.

Residential homes and structures including sheds, garages, carports and patios. We also can also do renovations and extensions to your design.
This is for the approval to commence work. No materials are actually supplied although we can provide a Bill of Quantities (BOQ) for your project.
We all know that the project itself will have many variables, but the approval process can be a constant. Depending on where you are starting from, but if you have a rough plan of what you want, we can usually get building approval within 4-6 weeks. This will allow you to get started very quickly. This is dependant on you providing required information and responding to draft options quickly.
We won’t rush you, but if you need to take a little time to revise a plan, we encourage you to do that but it does form part of a delay that we cannot estimate for you.
Sheds or garages will be about half that time.
The approval process for a residential home, if you use all our services, could cost you approximate A$4500-A$5000 depending on the complexity of your project.
Obviously, sheds, garages, carports or patios will be much cheaper, possibly around half that.
